Charles A. Gabriels, a licensed real estate Broker for 43 years and simultaneously 36 years as a General Contractor with sub-license in Landscaping, has acquired expertise to testify on matters related to real estate in southern California. These are areas of 'sale transactions' and their associated contracts, inspections and independent inspectors, full and truthful disclosure by agents and sellers, the duty of agents regarding standards of care and fiduciary duty to their clients, as well as the ancillary but necessary functions of independent Escrow and Title companies. Over the last 20 years, he has operated a real estate inspection service for single-family and multi-residential as well as commercial, office and industrial buildings. He is hired monthly for San Marino Compliance Inspections. His extensive expertise has been particularly beneficial to counsel when engaged in pre-trial consultation where he has assisted in evaluation of case merits determining the probability of prevailing at trial or arbitration and the wisdom thereof, plus settlement negotiations.
